NAR's newest designation is green
NAR's newest designation is green

In response to growing consumer demand for green homes and eco-friendly building practices, the National Association of REALTORS® (NAR) has introduced a new Green designation for real estate practitioners.

The designation will help home buyers and sellers who care about energy efficiency and environmentally sound building practices identify REALTORS® who can help them meet their green home goals.

“As energy costs rise along with concern for the environment, homeowners are looking for innovative ways to save money and live responsibly,” says NAR President Richard F. Gaylord. “REALTORS® who earn the Green designation will add value to the real estate transaction with their knowledge of resource-efficient building materials and processes, as well as their understanding of simple actions that can reduce energy and water waste.”

Forty percent of REALTORS® report that green building is important to their business and clients, while 87 percent believe it will be of even more interest a year from now, according to NAR research.

NAR is engaged in various green building issues through initiatives like the Smart Growth Action Grants Program that helps REALTOR® associations create livable communities. In addition, many state and local REALTOR® associations are developing programs to teach members about energy-efficient and environmentally conscious home features.

The first Green designation courses will be held Nov. 5-6 at the 2008 REALTORS® Conference & Expo in Orlando , Fla. To earn the designation, REALTORS® must complete the core course plus one elective. The program is designed to help you:

  • Understand what makes a property green
  • Explain to clients and customers the cost benefits of green building features and practices
  • Distinguish between industry rating and classification systems
  • List and market green homes and buildings
  • Discuss the financial grants and incentives available to homeowners
  • Guide buyers in purchasing resource-efficient homes.

Green your marketing with eco features

Since green homes are selling faster and commanding higher prices than other properties in many markets, more real estate professionals are seeing the value of green.

For example, Solaire, a green residential high-rise in New York , commands rents 10 percent to 15 percent higher than market rates. In Rocklin , Calif. , LEED-certified homes in the Carsten Crossings development outsold the competition 2 to 1.

So what can you do to attract these coveted green listings and position yourself as an expert in marketing eco-conscious homes?

1. Get certified. Show customers you’re an expert by earning credentials such as the National Association of REALTORS® Green designation, the Leadership in Energy and Environmental Design (LEED) Accredited Professional program, or EcoBroker. You’ll learn what makes a home green and also how to educate clients on ways they can make their homes more environmentally responsible and energy efficient.

2. Market yourself as green-friendly. Karen Sutherland, an EcoBroker-certified practitioner with RE/MAX Beach Towne in Melbourne Beach , Fla. , says one key to her marketing plan is greening her Web site. She provides information on energy savings, green construction and products, and the latest green news. “I let everyone know that I’m an EcoBroker,” she says. “I’m also a board member for a local grassroots, progressive organization, and I’m meeting like-minded people there.”

3. Partner with other professionals. Look for green-focused builders to partner with in marketing homes. Power Realty Partners’ Jennifer Spivey, an Atlanta practitioner with LEED Accredited Professional and EcoBroker certifications, says she has teamed up with a developer on a project featuring three green homes in a densely populated area of the city. “The green community in Atlanta is small, but it’s very open and willing to share ideas,” she says.

Spivey says a green niche offers both financial and personal benefits. “People really look to us for advice, and we have the opportunity to really make their lives better through education,” she says.
